Tangjiawan main park: use the right geographic scope
The 2026 government work report distinguishes the Tangjiawan main park from the wider one-zone, multiple-park network. Its main-park GDP figure and broader industrial-network revenue figure have different definitions and must not be compared as the same measure.[1]
This guide covers the Tangjiawan main-park factory search. A property elsewhere in Zhuhai, or in another park in the national network, should be labelled separately. Use the Chinese address and parcel documents to confirm where the proposed factory sits.
The map starts with Tangjiawan and then moves to named Tech Bay carriers. It is intended to make the internal industrial geography more understandable; it does not claim to draw the legal zone boundary or identify vacant units.

Can your production work in a multi-storey factory?
Multi-storey industrial buildings can bring production, engineering and services closer together, but their suitability depends on material flow. Start with the equipment move, then model receiving, work-in-progress, waste and finished-goods movement during a normal shift. A building can accommodate a machine once and still create a recurring logistics bottleneck.

Do not treat “industrial upstairs” or “5.0 industrial space” as a technical specification. Ask for the applicable building documents and an engineering assessment for your actual process.
Tech Bay No.7 and the wider carrier network
The operator directory distinguishes Tech Bay No.1, No.5, No.7 and No.8, with different innovation, robotics, manufacturing and life-science positioning. The internal map uses those names separately.[2]
Tech Bay No.7 opened in January 2023 according to official reporting. An early-phase report described independent unloading facilities and goods lifts rated up to five tonnes. Those historical design descriptions need confirmation for the proposed phase and building.[3][4]
A June 2026 report describes Guangge Information’s activity at Tech Bay No.7 after moving there in 2023. It provides evidence of a manufacturing tenant, not a claim that all units are suitable for the same activity or that comparable space is vacant.[5]

English names in a directory may be descriptive translations. Include the Chinese carrier name and a marked site plan in correspondence so that the operator, engineer and visitor are discussing the same property.
Which manufacturers should investigate Tangjiawan?
The 2026 work report identifies activity around integrated circuits, biomedicine, artificial intelligence and robotics.[1]
For electronics and instruments, examine power quality, temperature control, ESD and sensitive-equipment handling. For robotics, add dynamic testing, safety separation and the route for moving assembled products. For medical devices, identify the controlled environment, validation and any outsourced processing needed to reach commercial output.
Our assessment favours projects that can benefit from this technology setting while working within the building’s material-flow and utility constraints. A heavy process, extensive outdoor storage or a very large single-level line may require a different property type. Make those requirements explicit before narrowing the search to a branded carrier.
Land, new phases and expansion
The work report records industrial-space development over several years, while the operator directory lists a network of carriers. Built floor area and a carrier list are not measures of current vacancy.[1][2]
For a land or new-phase enquiry, request the parcel, development status, approved use, delivery condition and operator authority. This review does not establish an open suitable plot or a reliable current district-wide land price. Historical development totals should not be converted into a present offer.
Expansion deserves attention before signing an initial lease. Determine whether growth can occur on the same floor, in another building or only through relocation. An additional upper-floor unit may increase internal transport and supervision needs. A move can also require recalibration, customer approval or repeated process validation.

Costs beyond base rent
No representative 2026 rental benchmark was established for the precise units covered here. Request a current written quotation showing chargeable area, service fees, tax treatment, escalation, deposit and fit-out terms. Compare these with usable production area and achievable throughput.
For multi-storey operations, budget for extra handling, goods-lift coordination, buffer stock and maintenance access. Include power upgrades, environmental control, fit-out, trial production and qualification. Where a landlord offers a rent concession, compare the full lease period and any conditions attached.
Power, process water, gases, exhaust and wastewater connections must be confirmed for the unit. Ask who pays for upgrades and what remains available for expansion. A factory can have a favourable rent while being expensive to adapt to the planned process.
Workforce, daily travel and customer access
Define the engineering, production, quality and maintenance roles needed for the proposed technology. Recruit against actual shift arrangements and candidate availability. A nearby university or technology employer does not establish a ready labour pool for your exact skills.
Test the journey between staff housing and the factory, and compare currently available travel to the relevant station and airport. For shipments, obtain the route to the forwarder’s terminal or the customer’s plant. Keep cargo handling, collection cut-offs and product-specific requirements in the quote.
Before a final decision, inspect the property during normal operating hours. Observe shared loading and lift use, neighbouring activities and maintenance access. Combine those observations with documents, an engineering gap list and a realistic start-up schedule. That is a stronger basis for choosing Tangjiawan than a regional ranking or a headline factory specification.
Build a comparable factory budget
The published monthly minimum wage is RMB 2,080, effective 1 March 2025.[7]
Use current role-specific recruitment quotations for the staffing budget. Add applicable employer contributions, shift arrangements, recruitment, training and support costs separately; the statutory floor is not a technician salary or an all-in employment cost.

Factory setup: turn the shortlist into an operating plan
The 2024 national foreign-investment negative list removed manufacturing-specific foreign-investment access restrictions.[8]
For a proposed investment, check the current rules covering its complete business scope and products with the relevant authorities and qualified advisers. Registration, land or lease arrangements and a production-ready operation are separate workstreams. This guide supplies a site-selection sequence, not an address-specific approval determination.

Give each unresolved item an owner, a document and a target date. Avoid promising a universal launch period: a light-assembly move into a suitable unit and a dedicated process plant have different critical paths. A written plan makes those dependencies visible before money is committed.
For incentives, request the current policy text and application route. Check the applicant, activity, eligible spending, filing date, performance conditions and payment timing. Keep unconfirmed support outside the base operating case. The name “high-tech zone” is not itself a tax ruling or a subsidy award.
Factory rent and total occupancy cost
The investment profile published through AHK gives a factory-rent indication of RMB 15–40/m²/month and describes selected 5.0 industrial space at no more than RMB 20/m²/month. A reliable current park-specific salary distribution has not been established here. Obtain role-specific recruitment quotations for the intended shifts and experience levels instead of using the minimum wage as the hiring budget.

Before including a subsidy in the investment case, establish the eligible legal entity, qualifying cost period, required recognition, submission window, payment conditions and whether other awards can be combined. Budget the project without an unapproved award and show any potential support separately.
Investment access and factory admission
Check that the company and premises fall within the Tangjiawan main park rather than another part of the wider national-zone network. A 5.0 carrier’s advertised rent cap does not establish eligibility for every tenant. For IC incentives, verify the precise activity, qualification and eligible expenditure before committing to cleanroom work.
